QUICK SUMMARY OF SERVICES:

  • Inclusive Management Services at % Resident or % Non-Resident of the gross monthly rent  (min. $100/month for resident; $100/month for non-resident)

  • Setup fee and leasing fee apply

  • Contract for term of tenancy

  • Leasing on annual basis or as required

  • Advertising (at owner’s expense)

  • Showing of property by Mastre representative

  • Tenant Selection - Online to Credit Bureau to verify employment, banking, and previous landlord information

  • Property Inspection - At time of the lease and on a regular basis throughout the term

  • Digital Pictures are taken of  property

  • Maintenance - Provide maintenance services for property at minimal fee for minor repairs  (in-house service available)

  • Answering Service provided 24 hours a day

  • Refurbishing - As requested by owner (painting, carpeting, etc.) quotations provided

  • Arrange contracting for major repairs, supervise work, handle payment of charges

  • Collection of rental income (Owners paid between 15th and 20th of each month)

  • Management Fee - Deducted from gross rental income on monthly basis

  • Banking - Deposit of rental income to bank account on a monthly basis

  • Statement to property owner on a monthly basis

  • Non-resident tax services (filing NR-6, providing NR-4 for tax return, submitting tax to Revenue Canada monthly)       Non Res. Accountants

  • Insurance - Rental insurance policy (blanket policy) is available at a reasonable cost

  • Payments - Insurance, repairs, etc. paid from gross monthly income
